Office cleaning in Tokyo, Kanagawa, Saitama and Chiba
Recurring evening and early-morning cleaning for small offices, corporate floors, professional firms and coworking spaces. We use whisper-quiet equipment, follow a strict hands-off-paperwork rule, and every cleaner is bound by an NDA. Your team should never notice that we were there.
Who this is for
- Small and medium businesses and startups: boutique offices (10–30 desks) that need steady evening cleaning, waste sorting and breakroom care.
- Corporate offices and branches: multi-floor offices that need badge-escorted cleaning and boardroom presentation.
- Professional services: law, accounting, financial and consulting firms that need strict clean-desk rules and vetted, NDA-bound staff.
- Coworking spaces and flexible hubs: busy shared areas that need recycling resets and phone-booth wiping.
- Office landlords and commercial property managers: tenant-floor cleaning bundled with common-area management.
What we clean
- Workstations and desks: clear desk surfaces wiped with a neutral sanitizer, bins under desks emptied, desk dividers dusted. Papers and computer equipment stay where they are.
- Meeting rooms and boardrooms: whiteboards wiped (unless marked 残す / DO NOT ERASE), tables damp-wiped and sanitized, chairs aligned, cables tidied, screen fingerprints removed.
- Floors and carpets: HEPA vacuuming of carpet tiles, damp-mopping of hard floors, spot removal on high-traffic carpet paths.
- Kitchenette (給湯室): sink scrubbed and dried, counters and appliance exteriors wiped, dish drainer emptied, food waste cleared.
- Restrooms inside your tenant space: toilets, urinals and bidet nozzles sanitized, mirrors polished, sinks descaled, soap, paper towels and tissue restocked.
- Waste and recycling: burnable waste, plastic packaging, PET bottles, cans and shredded paper sorted for collection.
- Interior glass and touchpoints: partition glass and meeting-room doors cleaned, light switches and card readers disinfected.
Crew size and visit length
- Small office (under 100 m², about 5–15 desks): 1 cleaner, 1–1.5 hours per visit.
- Medium office (100–300 m², about 15–50 desks): 1–2 cleaners, 1.5–2.5 hours (or about 1 hour with 2 cleaners).
- Large corporate floor (300–800+ m², about 50–150+ desks): 2–4 cleaners, 2–4 hours, or a dedicated evening crew.
When we clean
- Frequency: daily (Monday to Friday) for medium and large offices, three times a week for hybrid teams, or weekly for small satellite offices.
- After hours, 18:00–22:00: the most common window. We start as your staff leave.
- Early morning, 06:00–08:30: so the space is ready before the 09:00 start.
- Daytime portering: available for large coworking hubs that need restroom and coffee-bar resets through the day.
- Weekends and holidays are available, 365 days a year. There are no blackout dates.
Coworking and corporate floors differ
- Small serviced office: quick, quiet entry, bins and floors. A fixed 45–60 minute weekly or bi-weekly visit.
- Single-tenant corporate floor: information security, boardroom presentation and clean-desk compliance. A fixed evening shift (18:00–21:00).
- Coworking space: heavy turnover, takeaway cups, food packaging, event debris and coffee-bar hygiene. Midday portering plus a deeper reset after 20:00.
Starting a contract
- Notice: recurring contracts need 2 weeks. That time covers badge clearance, alarm procedures, key handover and cleaner vetting.
- Initial walkthrough: a 30-minute site walk with your office manager to mark security boundaries, alarm keypads, water sources and recycling points.
- Floor plan and zone map: a marked plan showing restricted rooms (server room, executive boardroom, finance) and alarm zones.
- Access: registered contractor keycards, keys or PIN/biometric registration, with sign-in and sign-out logging.
- Storage: a small locked closet or janitorial sink area for the vacuum, mop caddy and concentrates.
- Noise: quiet operation is required where staff stay late or arrive early.
- Same-day service is for emergency callouts only (a major spill in a conference room, detailing before a VIP visit). Routine contracts cannot start the same day.
Clean desk, confidentiality and secure areas
- Hands off paperwork. Papers, open folders, sticky notes, laptops, monitors, drives and desk keys are never moved or reorganized. We wipe only the empty desk surface around them.
- Whiteboards are cleaned only when unmarked or when you ask. Any board with writing, diagrams or a 残す tag is left alone.
- Shredder bins are tied and put into locked disposal or authorized paper-recycling sacks without being opened.
- Server rooms and archives are cleaned only with a client escort or a scheduled supervisor, using anti-static tools.
- NDA: every cleaner signs a legally binding non-disclosure agreement that follows Japan's Act on the Protection of Personal Information (個人情報保護法).
- Photos: limited to non-sensitive areas (breakroom, waste stations, hallway carpets, restrooms). We never photograph desks, screens, server rooms, executive offices or whiteboard contents. Photos are used for incident reports only, with sensitive details cropped or blurred.
Equipment and products
- Low-noise cordless vacuums (under 60 dB) with HEPA 13/14 filtration (Makita, Nilfisk), so we can work while people are still in the office.
- Flat-mop system with microfiber damp pads and twin-bucket wringers for hard floors.
- Kao Professional and Saraya products: a pH-neutral, non-sticky surface sanitizer for desks and tables, glass cleaner, restroom cleaners and kitchenette degreaser.
- Five-colour microfiber system to prevent cross-contamination: red for toilets and urinals, yellow for restroom sinks, green for the kitchenette, blue for desks and meeting tables, white for glass, mirrors and stainless steel.
- Anti-static dusters for cable trays and AV housings, lint rollers for fabric chairs and acoustic panels, and melamine and felt tools for whiteboard ghosting.
- Non-marking indoor shoes or anti-static sole coverings, plus nitrile gloves and masks.
Quality checks and reporting
- 25-point corporate facility checklist covering workspaces, meeting rooms, kitchenette, restrooms, floors, and security and exit steps.
- Self-check on every shift. The cleaner walks the perimeter, completes the digital checklist and confirms all exit locks.
- Digital audit of every shift by our operations managers, who watch check-in and check-out times and checklist submissions.
- Monthly in-person spot checks by a supervisor, scored on a 100-point rubric.
- Monthly report: a PDF to your office manager or general affairs team (総務部) within 3 business days of month-end, with visit dates and times, consumables used, audit scores and flagged maintenance items.
- Urgent alerts by email, or by your Slack or Teams, within 1 hour if we find something abnormal, such as an unlocked server door or a water leak.
If something is missed
- Our operations desk confirms your report in writing within 15 to 30 minutes.
- Minor misses (a bin under one desk) are fixed on the next regular visit.
- High-visibility misses (a stained boardroom table before an executive meeting, an unstocked client restroom) get a technician within 60 to 90 minutes in business hours.
- All corrective work is free of charge.
Staff and training
- About 70% direct or contract employees and 30% vetted partner staff, the same model as our hotel work.
- The same vetting as our hotel and common-area teams, plus a signed NDA before the first shift.
- A dedicated Corporate Security and Clean-Desk training module: anti-static safety, not touching client paperwork, SECOM/ALSOK panel arming and disarming, and waste sorting.
- One cleaner for small offices (under 100 m²) and teams of 2–4 for medium and large floors.
- English and Japanese account management for international firms and foreign branches in Tokyo.
Pricing
We price office cleaning as a fixed monthly retainer (定額月額制) based on floor area (m² or tsubo), desk density and visits per week. Small offices start from ¥16,000 per month for a weekly visit. Large corporate floors are quoted individually. We send a written quote in yen after the walkthrough.
- Priced separately: periodic carpet extraction, whiteboard restoration, bulky waste and IT disposal, and a deep refrigerator defrost and deodorization.
- Discounts are available for several floors or properties billed to one company.
- A travel fee applies only beyond our core transit zones.
- Extra single visits have a minimum charge.
Contract and payment
- Term: 3 months to start, then a rolling one-month renewal. Cancel with 30 days' written notice before month-end.
- Invoicing: monthly in arrears (月末締め), due by the 10th or 15th of the following month.
- Payment: bank transfer with invoices that meet Japan's Qualified Invoice System (インボイス制度). Credit card is available for international firms.
