Emergency cleaner supply in Tokyo: your operations lifeline
A staff walkout, a cleaner no-show, a late checkout before a 15:00 arrival, a spill before a VIP visit. We send 1 to 6 vetted cleaners, each with a self-contained kit, to central Tokyo in 45 to 90 minutes. Our bilingual dispatch desk answers around the clock by phone, LINE and WhatsApp, with no ticket queue.
Who this is for
- Boutique hotels and ryokans: urgent room attendants when staff call in sick or walk out before peak check-ins.
- Minpaku operators and co-hosts: a same-day guest extension, a late checkout or a cleaning vendor no-show before a 15:00 arrival.
- Corporate offices and coworking hubs: sudden liquid spills, event debris or an unexpected VIP visit.
- Building managers and condominium associations (管理会社・管理組合): urgent common-area trash overflow, elevator contamination or storm-debris cleanup.
- Commercial landlords and accommodation operators: any business that needs flexible labor right now to avoid disruption or a bad guest review.
You do not need to be an existing client. This service also works for operators we have never worked with.
How fast we arrive
- Central Tokyo (Shinjuku, Shibuya, Minato, Chiyoda, Chuo): 45 to 75 minutes from dispatch confirmation.
- Secondary hubs (Toshima, Taito, Sumida, Koto, Shinagawa): 60 to 90 minutes.
- Greater Tokyo and suburban wards: 90 to 120 minutes, or an afternoon arrival the same day if you ask after 11:00.
Two to three trained technicians wait on paid standby with ready kits in central hubs such as Shinjuku and Minato. They go wherever the emergency is.
How many cleaners we can send
- Minimum: 1 cleaner, for a single minpaku unit, a critical office spill or a small residential common area.
- Same-day surge (within 1 to 3 hours): up to 4 to 6 cleaners across central Tokyo wards.
- Short-notice surge (under 24 hours' notice): up to 10 to 12 cleaners, enough to turn over a boutique hotel floor or cover a 20 to 30 room shift.
Hours and booking cut-off
- Dispatch desk: 24/7 in English and Japanese by phone, LINE and WhatsApp.
- On-site work: 07:00 to 22:00 every day. Same-day daytime dispatch is accepted until 17:00, and evening or night dispatch until 22:00.
- Late night (22:00 to 07:00): available on request for urgent jobs such as commercial water pooling, bodily-fluid spills or pre-opening retail cleans. A night surcharge and residential noise rules apply.
- 365 days a year, with no blackout dates, including Golden Week, Obon and New Year.
Two ways to use us
- Autonomous, outcome-based turnover: the cleaner uses our kit and delivers a fully staged, guest-ready property.
- Embedded relief labor: the cleaner joins your housekeeping team and follows your executive housekeeper's task instructions.
What a cleaner brings
- Rapid-deployment kit that travels by train: a cordless Makita 18V stick vacuum with two quick-swap batteries and a HEPA filter, a collapsible squeegee, crevice brushes, scraper blades and telescopic dusters.
- Pre-dosed concentrates: a multi-surface neutral disinfectant (Kao Professional or Saraya), a bathroom descaler and foam sanitizer, and a kitchen degreaser and alcohol glass spray.
- Textiles and consumables: a 20-piece colour-coded microfiber set, lint rollers, trash bags that meet Tokyo's 45 L combustible and non-combustible rules, gloves, sponges and spare toilet paper.
- Nothing on site? The kit covers standard surface cleaning, descaling, floor vacuuming and touchpoint sanitizing by itself. If clean linen is missing, the cleaner tells dispatch at once, and we either arrange an emergency linen drop or send the cleaner to run a coin-laundry cycle.
- Your supplies are welcome. If you require particular chemicals, amenities or equipment, our cleaners adapt to them and check that client-supplied tools are electrically safe first.
- Protection: powder-free nitrile gloves, fluid-resistant masks and non-marking indoor shoes, plus a spill pack with goggles, splash aprons, shoe covers and heavy-duty gloves.
What we do not carry or do
- Truck-mounted water extraction. We mop surface water and minor pooling. Burst pipes go to your building's plumbing engineers.
- Industrial ozone machines. We use commercial odor neutralizers and enzymatic sprays.
- Severe trauma or biohazard systems. We handle contained minor vomit or blood with standard spill kits. Heavy blood, decomposing matter or clinical waste is excluded and referred to certified special-cleaning (特殊清掃) partners.
- Industrial pressure washers, available only through scheduled vehicle dispatch.
- Asbestos and regulated hazardous chemicals; plumbing, electrical and carpentry repairs; and bulky-waste (粗大ごみ) hauling, which is arranged separately.
What we need before we dispatch
- The exact address, building name and room number, with an access map.
- Access: a lockbox PIN, smart-lock code or an on-site contact to let us in.
- A short description of why you need us ("cleaner no-show", "trash disaster", "water spill on carpet").
- Your deadline, such as a guest check-in or an office re-opening.
- Confirmation that running water and electricity are on.
- Whether the cleaner must rely entirely on their own kit, or whether linens and amenities are on site.
What happens when we arrive
- Baseline sweep: before unpacking, the cleaner spends 3 minutes photographing pre-existing damage. Photos reach you within 10 to 15 minutes of arrival, so you have proof the damage came before us.
- Open door or window on arrival: we do not enter. We photograph the exterior, call your contact and wait for explicit confirmation.
- Alarm triggered (SECOM, ALSOK): the cleaner stays at the panel or the building threshold and identifies themselves to security. Our duty manager calls your security contact within 5 minutes to cancel the false alarm.
- Missing-item claims: cleaners log personal items on entry. Check-in and check-out times, room arrival logs and exit photos are archived, and we review corridor CCTV with you and building management within 24 hours.
Checks and reporting
- 15-point Critical Touchpoint Audit instead of the full checklist. For hotels and minpaku: bed linen tension, hair-free bathroom, fresh towels and amenities staged, trash cleared, keybox and lock verified. For offices: spills removed, trash cleared and relined, meeting spaces wiped, perimeter re-locked. If you book full-shift coverage (4 or more hours per unit, or embedded day housekeeping), we use the full standard checklist.
- Self-check every time: a 5-minute reverse walkthrough before leaving.
- Remote audit of every deployment: our Operations Manager on Duty checks live photos before the cleaner leaves. A supervisor attends in person when 3 or more cleaners are sent at once.
- 6 to 10 timestamped photos by LINE, WhatsApp or email within 15 minutes of completion, with before-and-after shots of any spill or overflow.
- Completion ping with arrival and departure times within 15 minutes of exit, then an Emergency Deployment Manifest (PDF) within 24 hours listing cleaner names, times, billed hours or rooms, and any property defects we could not resolve.
If something goes wrong
- Missed item: if you flag it within 2 hours of our departure, a standby technician arrives within 45 to 60 minutes at no charge. If a guest has already entered the room, we credit or waive the labor charge for the disputed room or hours. The mobilization fee stays only if access and the main turnover goals were clearly met.
- Complaints: our bilingual Operations Manager on Duty deals with you directly, so the cleaner never has to argue. Issues raised during a job are answered in 5 to 10 minutes, and after-shift complaints are acknowledged in writing within 15 minutes. A corrective action notice follows within 12 hours.
- No-show protection: each cleaner reports a GPS progress check every 15 minutes. If a check is missed, a second standby pod is sent. If the new arrival is more than 20 minutes later, you get a live GPS alert, and if we miss the agreed window we take 50% off the mobilization fee.
- Damage caused by us is reported at once with photos and covered by our liability insurance (賠償責任保険).
Staff and training
- About 70% direct or contract employees and 30% vetted partner cleaners.
- Legal work authorization and identity checked for every cleaner, and an NDA signed.
- Cross-trained in hospitality and commercial settings, plus an Emergency Rapid-Deployment Module covering fast site assessment, discreet entry and working from the kit.
- One cleaner for a single-unit rescue, or a strike pod of 2 to 4 for multi-room hotel relief or an office spill.
Pricing
Emergency supply is priced as a callout fee plus an hourly or per-room rate. A standard same-day callout (more than 3 hours' notice) starts from ¥5,000 per cleaner. An urgent callout, where you need us on site within 45 to 90 minutes, costs more per cleaner. We confirm the total in yen before we dispatch.
- Hourly jobs (offices, common areas, event cleanup): an hourly rate per cleaner, with a minimum of 3 hours per cleaner.
- Hotel and minpaku turnovers: the base turnover price plus an emergency surcharge. The minimum is 1 minpaku unit or 4 hotel guest rooms (or 4 hours of line-level housekeeping relief per cleaner).
- Costs extra: late-night work (22:00 to 05:00), a severe trash or party-aftermath condition, and an off-site coin-laundry run.
- Travel: train transit is included within the central wards. Beyond the Yamanote line we pass on the actual train fare, and after trains stop (00:30 to 05:00) taxi fare is billed at cost.
Contract and payment
- Agreement: a one-off Emergency Work Order (単発業務委託書) signed on your phone in about 2 minutes, or billing under a Master Standby Service Agreement for portfolio clients.
- New and ad-hoc clients: full prepayment or a credit card pre-authorization before we dispatch.
- Vetted corporate accounts: monthly invoicing in arrears (net 15 or net 30) by Japanese bank transfer.
- Deposit: none for corporate clients. First-time independent hosts authorize a credit card.
- Invoices meet Japan's Qualified Invoice System (インボイス制度).
Licences and insurance
- Liability insurance (賠償責任保険) covering facility damage, equipment breakage and third-party property incidents during an emergency deployment.
- Workers' accident compensation and employment insurance (労災・雇用保険).
- Japan requires no statutory licence for rapid custodial placement or non-hazardous emergency turnover.
Our standard and guarantee
- Done means: a guest-ready space that passes the 15-point audit (fresh beds, a sanitized and hair-free bathroom, clear waste, staged presentation), or full completion of the hours you assigned.
- Guarantee window: until 2 hours after guest check-in, or 2 hours after handover for commercial sites.
- Re-clean: free on-site corrective dispatch within 45 to 60 minutes, or a labor credit if incoming guests prevent re-entry.
Frequently asked questions

In central Tokyo (Shinjuku, Shibuya, Minato, Chiyoda, Chuo), 45 to 75 minutes from dispatch confirmation. In outer wards allow 90 to 120 minutes.
We have no supplies on site. Can you still help?
Yes. Each cleaner carries a self-contained kit with a HEPA cordless vacuum, concentrates, cloths and Tokyo-compliant trash bags. If linen is missing, we arrange a linen drop or a coin-laundry run.
Do you handle flooding or biohazard clean-ups?
Not severe cases. We mop surface water and clean contained minor spills. Standing flood extraction and heavy biohazard work are referred to specialist partners.
