A typical turnover, step by step
- Enter using the agreed access method and compare the unit with the last report
- Strip beds and collect used towels and linen
- Clean the bathroom, kitchen and living areas
- Remake beds and reset towels and amenities
- Remove trash and check supplies and consumables
- Do a final walk-through, lock up as agreed, and message you that the unit is ready
Key access and timing
We agree how we enter before the first booking: key box, smart lock, building manager or in-person handover. We schedule around check-out and check-in times and your booking calendar. If you use a shared calendar or sheet, we work from it so same-day turnovers are not missed.
Supplies, linen and consumables
Agree who supplies cleaning products, linen and consumables such as soap, toilet paper and coffee. We can restock from supplies kept on site and tell you when stock runs low. Laundry and linen delivery are arranged per property, so tell us what you use now.
What we report back
After each turnover we tell you the unit is ready and flag anything unusual: damage, stains, missing items, broken equipment or lost property. You decide what to do next. We do not contact your guests.

The price depends on the size of the unit, the number of beds and bathrooms, turnovers per month, laundry arrangements, location and timing. Send the details in the quote form for a written quote in yen, tax included.
